Heimstaden - comment - 26Q3

Q3 highlights the downside for Heimstaden Bostad bondholders from continued interest rate volatility. Fair values declined 0.3% during the quarter as the gap between buyers’ and sellers’ price expectations widened, stalling transaction activity. Management has consequently raised its year-end S&P-defined LTV guidance to 52–54% from 50–52%, highlighting the risk that further valuation declines erode asset coverage and reduce creditor headroom. S&P-defined LTV improved to 52.8% from 54.3% a year ago, while S&P ICR rose to 1.8x from 1.6x, but continued deleveraging remains dependent on asset sales and the direction of property valuations.

Operational performance remains solid, with 4.0% like-for-like rental growth, 99.3% occupancy and privatisation sales at a 24.3% premium to book value. However, sales volumes and premiums have declined year-on-year, while continued valuation pressure could offset deleveraging progress and increase refinancing risk. Management maintains that rental growth supports the long-term outlook, with creating additional financial headroom its priority, but strong operating performance does not remove the balance sheet's sensitivity to property values.

Separately, Alecta’s reported consideration of exiting its 39% stake through a property-for-equity exchange adds uncertainty around ownership and potential portfolio changes, although no deal has been confirmed.
